Responsibilities:

Market Research & Site Identification

• Conduct market analysis to identify high-potential locations based on demographics, foot traffic, competition, and customer behavior.

• Scout and assess potential sites for new retail outlets in alignment with brand strategy.

Feasibility Study & Business Case Development

• Evaluate the commercial viability of each site, including financial projections, ROI, and operational impact.

Lease Negotiation & Property Acquisition

• Manage relationships with landlords, real estate agents, and developers.

• Negotiate lease terms, renewals, and purchase agreements in the best interest of the company.

Project Management & Store Fit-Out

• Oversee end-to-end development of retail stores: design, construction, branding, IT setup, and merchandising layout.

• Ensure store openings are delivered on time, within budget, and meet quality standards.

• Liaise with contractors, architects, and visual merchandising teams.

Cross-Functional Coordination

• Work closely with internal teams including Legal, Finance, Operations, IT, and Marketing for seamless execution of expansion plans.

Regulatory Compliance & Permits

• Secure necessary local permits, licenses, and approvals before construction or opening.

Budgeting & Cost Management

• Develop and manage budgets for each expansion project.

Store Launch & Handover

• Oversee final inspections, store setup, and handover to retail operations team.

• Support store teams during soft launch and grand opening phases.

Post-Launch Review

• Conduct post-opening evaluations to assess performance against projections.

• Gather insights for continuous improvement in future expansion efforts.

Requirements:

• Bachelor's degree in Business Administration, Real Estate, Architecture, Urban Planning, or a related field.

• Minimum 5 years of experience in retail expansion.

• Able to drive and possess a valid driver's license (SIM).

• Strong analytical and market research skills to assess location potential.

• Excellent negotiation and communication skills for dealing with landlords, agents, and authorities.

• Project management skills with the ability to manage timelines, budgets, and cross-functional teams.

• Strong understanding of zoning regulations, permitting processes, and retail construction.

• Ability to read and interpret site plans, floor plans, and architectural drawings.

• Proficiency in MS Office (especially Excel and PowerPoint).
